Delray Beach Club

The GAF Liquid Applied Roofing System we installed at Delray Beach Club is just one of the many projects we have been honored to perform, and be recognized for. The project was featured in Coatings Pro Magazine and has is currently being considered for an FSRA Silver Star Award.  Below is the Project Profile submitted to FSRA by GAF.

"This oceanfront condominium complex with traditional asphaltic roofs avoided
unnecessary replacement and fulfilled requirement for a leak-free
sustainable roof system.

Located between Miami and West Palm Beach, on South Florida’s Atlantic seaboard five
buildings comprise the Delray Beach Club. Once the initial warranty had expired on the site’s granular-surfaced built-up roofs (BUR), the client was seeking a leak-free solution that was maintainable and warrant-able by a reputable manufacturer and would avoid any disruptive roof tear-offs.

Qualification Phase

Roof moisture survey (TAS-126) and peel adhesion (ASTM D903) tests were performed to
determine the suitability of the existing roof substrate.

Testing verified that moisture levels did not exceed the maximum allowable moisture levels in accordance with Florida Building Code (FBC). The roof was found to be in compliance with the requirements of the FBC and therefore suitable for recovery.

PREPARATION PHASE (Clean & Prime)

The wet areas of the roof as per moisture survey results were removed and replaced with original roof technology. The roof surface was washed with a non-toxic biodegradable cleaner (GAF’s United Cleaning Concentrate). The cleaner, when applied can be washed off the roof surface without any harmful effects to the surrounding environment or ground vegetation, including the manicured landscaping.

To promote maximum adhesion for the subsequent liquid-applied components, a dual-purpose primer (UniBase Primer) was applied to help lock down loose granules and act as an asphalt bleed blocker over the repaired areas as indicated per the moisture survey results.

APPLICATION (Reinforced Base Coat & Reflective Top Coat)

Applied direct to the primed substrate the Base Coat component (HydroStop™ FoundationCoat) in conjunction with reinforced fabric (HydroStop™ Premiumcoat Fabric) were applied by 3-course technique over all flashing details and the entire roof field. The reinforced base coat applied created a fully adhered, seamless, self-flashing membrane and complete roof cover over the existing roof system.

Once the reinforced base coat (HydroStop™ FoundationCoat & Fabric) cured, the highly
reflective top coat component (HydroStop™ FinishCoat) was applied to complete the liquidapplied roof membrane system. The top layers of PremiumCoat® FinishCoat can be reapplied, creating a sustainable roof system that will last the life of the building when maintained. In addition the highly reflective white color will help save on energy costs and contribute toward satisfying credits under LEED® v3 and LEED® v4.

SURFACING (safety lines and non-skid coating)

The roofs on this oceanfront complex lacked parapet walls. As a safety measure to prevent
service personnel from coming to close to the edge of the roof, a 6” wide colored perimeter line was applied 36” from the edge of the roof eave.

In addition, a non-skid coating (HydroStop® TrafficCoat) was applied around roof-mounted
equipment and the walkways leading to those roof areas. Colors were custom tinted by the manufacturer to match the existing color scheme of the complex.

Concerning safety and difficulties/challenges

Safety considerations were of the upmost priority for Trusted Construction. Fall protection,
perimeter warning-line systems, high visibility UV apparel, eye and face protection, head
protection and safety monitors were all utilized, resulting in a zero incident project.

• Multiple buildings were only accessible solely by eight floors of stairs; crane service was
not permitted onsite.

• The roofs on this oceanfront complex lacked parapet walls; leading to high wind that
prompted the use of rollers instead of sprayers.

• The winds influenced the production schedules due to 20+ mph winds along with the
rainy south Florida summer.

Completed Project

Just in time for the holidays and the annual influx of residents, the ocean-front Florida
condominium complex was able to welcome those tenants with a restored roof system without the usual pain and cost that comes with a re-roofing project.

The Trusted Construction crew lived up to its name by building trust with all three major
stakeholders: the consultant, manufacturer and client."
